Not Every Old Roof Needs Replacing. Some Do.

Many Phoenix commercial roofs can be repaired or restored for less than the cost of a new roof. Replacement makes sense when the problems are underneath the surface:

  • Moisture is widespread in the insulation or foam, confirmed by core samples or a moisture survey
  • The deck or structure is damaged, such as rotted wood, rusted metal or failing trusses
  • The roof has already been recovered and code does not allow another layer
  • Repairs keep failing, or the system is worn out across most of the roof

If the roof is mostly dry and sound, we will tell you, and show you the restoration or repair option as well.

TPO, New Spray Foam, or a Recover

The right system depends on the deck, the drainage, the building's use and the warranty you want.

New TPO roof

Tear-off to the deck, new insulation and cover board, then a fully adhered or mechanically fastened TPO membrane. Common for re-roofs and new construction. See TPO roofing.

New spray foam roof

Tear-off or preparation of the substrate, then new spray polyurethane foam and a protective coating. Foam adds insulation and can build slope to improve drainage. See spray foam roofing.

Recover, where code allows

A new roof over the existing one when the existing roof is dry, the number of layers allows it, and the deck is sound. It avoids most tear-off costs, but only fits some buildings.

Our Replacement Process

1. Inspection and core samples

We document the roof with photos, take core samples where needed and check the deck, drainage and rooftop equipment. All commercial roof inspections are free.

2. Written proposal

You get a written scope that spells out the system, insulation, deck repair allowances, flashings, drainage, schedule and warranty, so bids can be compared line by line.

3. Permits and scheduling

We confirm requirements with the city and pull any permit that is required. Work is scheduled around tenants, operations and weather.

4. Tear-off, deck and structural repair

Old roofing is removed in sections. Damaged decking is replaced and structural problems are addressed, as on Durus Industrial, where trusses were repaired before the new foam roof went on.

5. New roof and details

The new system is installed with flashings at walls, curbs, drains and penetrations. Skylights and rooftop equipment are coordinated, as with the four new skylights at PBF Manufacturing.

6. Closeout

A final walkthrough, photo documentation and warranty paperwork for your records.

Replacing a Roof Without Shutting Down the Building

Most replacements happen with the building open. Only part of the roof is opened at a time, and each section is made watertight before crews leave for the day. We plan work hours, access, HVAC shutdowns and safety with the property manager or facility team.

Warranties

5-, 10- and 20-year warranties are available on applicable systems. Terms depend on the system, the manufacturer and the specification. Vanguard Roofing is a GAF and Versico approved installer and holds AZ ROC license CR-42 #289663.

Commercial Roof Replacement Questions

How do I know if my roof needs replacement instead of restoration?

Replacement is usually the right call when moisture is widespread, the deck or structure is damaged, the roof has been recovered as many times as code allows, or repairs keep failing. Core samples and a moisture survey show which situation you are in. See restoration vs. replacement signs.

What does a commercial roof replacement cost in Phoenix?

It depends on roof size, the system, tear-off layers, deck repairs, insulation and access. Every proposal is written for your building. For typical 2026 ranges, see our commercial roof replacement cost guide.

Can a new roof go over the existing roof?

Sometimes. A recover over an existing roof is allowed in some cases, depending on code, the number of existing layers and the condition of what is underneath. Wet or damaged material has to come off. We confirm the requirements for your scope before recommending a recover.

Do I need a permit to replace a commercial roof?

Requirements depend on the city and the scope of work. We confirm with the local building department and pull any permit that is required.

Can the building stay open during replacement?

Usually, yes. Work is phased so only part of the roof is open at a time, and each section is made watertight before crews leave for the day. We plan hours, access and safety with the building team.

What warranty comes with a new roof?

5-, 10- and 20-year warranties are available on applicable systems. Terms depend on the system, the manufacturer and the specification. Vanguard Roofing is a GAF and Versico approved installer.
