The Cheapest Roof Repair Is the One You Never Need

Arizona is hard on commercial roofs. Extreme UV, big day-to-night temperature swings and monsoon storms break down coatings, sealants and flashings faster than in most climates. Most of that damage starts small: a cracked sealant joint at an HVAC curb, a clogged drain, a worn spot in the coating.

Our annual maintenance program puts your roof on a schedule. We inspect it twice a year, handle minor repairs and sealant touch-ups as part of the program, clean the drains and send you a written report with photos after every visit. You know exactly what condition your roof is in, and small issues get fixed before they reach your tenants or your inventory.

  • Bi-annual roof inspections
  • Minor repairs and sealant touch-ups included
  • Roof drain cleaning and inspection
  • Written inspection reports with photographs
  • Priority scheduling for emergency calls

What Your Maintenance Program Covers

Every program is built around your roof system, its age and its condition, then the same core services are included every year.

Twice-Yearly Inspections

We walk the roof in the spring, before monsoon season, and again in the fall after storm season ends. The spring visit gets the roof ready for wind, hail and heavy rain. The fall visit catches anything the storms left behind.

  • Field of the roof: coating wear, blisters, cracks, punctures
  • Flashings at parapets, HVAC curbs, pipes and skylights
  • Drains, scuppers and areas that hold water
  • Edge metal and coping caps

Minor Repairs & Upkeep

Small problems found during an inspection are handled as part of the program. That includes sealant touch-ups, minor flashing repairs and clearing debris from drains and scuppers. Anything larger is documented with photos and quoted separately, so there are no surprises.

  • Sealant and minor flashing repairs
  • Drain and scupper cleaning
  • Debris removal
  • Larger issues photographed and quoted before any work

Reports You Can Actually Use

Written Photo Reports

After every inspection you get a written report with photographs showing your roof’s condition, any areas of concern, the work we performed and what we recommend next. These reports are useful for budgeting, for showing ownership or a board what the roof needs, and as documentation if you ever have an insurance claim.

  • Condition photos from every visit
  • Work performed and recommendations
  • Helps with capital planning and budgets
  • Documentation history for insurance claims

Protect Your Roof Warranty

Most manufacturer roof and coating warranties expect the owner to maintain the roof. Regular inspections and a written record of the maintenance help keep your warranty in good standing and catch problems while they are still small and inexpensive to fix.

  • Scheduled, documented maintenance
  • Early repair of small defects
  • Works with foam, coatings, TPO and other systems

Multi-Property Maintenance Programs

One Program for Every Building

For property managers, REITs and owners with several commercial buildings, we offer consolidated maintenance programs with unified reporting and preferential pricing. You get one point of contact for all of your Arizona commercial roofs and one set of reports to review instead of chasing several contractors.

Program clients also get priority scheduling when an emergency call comes in. If a leak shows up during a storm, you are already in our system and we already know your roof.

  • Consolidated reporting across all properties
  • Preferential pricing for multiple buildings
  • One point of contact
  • Priority emergency scheduling

Roof Maintenance Questions

We recommend at least two inspections a year: one in the spring before monsoon season and one in the fall after it. It is also smart to have the roof checked after any major storm with high winds or hail.
We maintain all common commercial flat and low-slope systems, including spray polyurethane foam (SPF), TPO, PVC, EPDM, modified bitumen, built-up roofing (BUR), metal and coated roofs.
Minor repairs and sealant touch-ups found during scheduled inspections are included. Larger repairs are documented with photos and quoted separately before any work is done, so you always approve the cost first.
Most manufacturer warranties expect the roof to be maintained. A documented maintenance history helps keep your warranty in good standing and gives you a record if you ever need to file a warranty or insurance claim.
It depends on the size of the roof, the type of system, its current condition and how many buildings are included. We start with a free inspection, then give you a written program proposal. Multi-property programs receive preferential pricing.
