Phoenix Monsoon Season Roof Prep: The HOA & Property Manager Checklist

Arizona monsoon season officially runs June 15 through September 30 — but the first big storms can hit anytime from late May onward. Here's the pre-monsoon commercial roof checklist every HOA board, property manager, and facility owner in Phoenix should complete before the rain starts.

1. Clear all drains, scuppers, and gutters

This is the single biggest cause of monsoon-related roof failures in Phoenix. Nine months of dust, debris, palm fronds, and tumbleweeds accumulate around primary drains and overflow scuppers. When the first 1-inch downpour hits, blocked drains turn your roof into a swimming pool within minutes — and even modest standing water adds enormous weight loads to the structure.

Action items: Physically remove all debris from primary roof drains and scupper boxes. Probe drain throats with a plumber's snake or auger to confirm full flow down to grade. Run a hose for 60 seconds at each drain and watch it discharge. Document everything with photos for your records.

2. Identify and address ponding water areas

On a properly designed commercial roof, water should drain completely within 48 hours of any rain. If you can see staining rings, discoloration, or sediment patterns on the membrane, you've got ponding areas that need attention before monsoon volume hits them.

Ponding accelerates roof failure dramatically. Repeated wet/dry cycles break down coatings, swell foam, and stress single-ply seams. If you see ponding stains larger than a few feet across, get an inspector up there to evaluate whether you need tapered insulation, additional drains, or a coating restoration before the heavy rains arrive.

3. Inspect every seam, flashing, and termination

Roof seams and flashings are the leak points on virtually every commercial system. On TPO and other single-ply roofs, look closely at every heat-welded seam — any visible separation, fishmouthing (where the seam edge lifts), or coating bridging means the seam is compromised. On foam and coated systems, watch for cracking or coating delamination along seams between sprayed sections.

Wall terminations and edge metal are also critical. Look for any flashing that's pulling away from the wall, missing or failed sealant beads, or termination bar fasteners that have worked loose with thermal movement over the past summer.

If you find five or more questionable spots, that's no longer a repair list — that's an inspection and remediation project. Get a professional walk before the first storm.

4. Audit every HVAC curb and rooftop penetration

HVAC units are the #1 source of monsoon leaks in commercial Phoenix buildings. The curb (the elevated metal frame the unit sits on) flashes to the roof membrane, and that flashing takes a beating from technician foot traffic, equipment vibration, and Arizona's extreme thermal cycling.

For every rooftop unit, check: curb flashing integrity (no separation from the membrane), sealant condition at the curb-to-unit interface, condensate drain line discharge (it should not be dumping water directly onto the roof — this creates concentrated ponding), and any visible rust or damage to the unit's pan and drain ports.

Don't forget less-obvious penetrations: plumbing vents, gas lines, electrical conduits, satellite mounts, and lightning protection. Each one is a potential leak path. Re-seal anything that looks tired with an appropriate sealant — and never use silicone caulk to repair a roof seal; it doesn't bond to most roof membranes and will create future problems.

5. Check parapet walls, copings, and roof edges

Phoenix monsoon storms aren't just heavy rain — they're driven by 40-60 mph wind gusts that push water sideways under coping caps and behind parapet flashings. Walk the perimeter of every parapet wall. Look for cracked or missing coping cap seams, lifted or loose fasteners, and any visible gaps between the parapet flashing and the roof membrane.

Wind-driven rain at parapet failures is the #2 source of monsoon interior damage in our experience, right behind blocked drains. A $300 repair in May saves a $30,000 interior remediation in August.

6. Document the current roof condition

Before monsoon season, take dated photos of every section of your roof, especially around any known problem areas. If a leak develops later, this documentation lets you and your roofer pinpoint exactly what changed and accelerate the diagnosis.

7. Pre-arrange your leak-response plan
