AV Dimensions runs a 15,000 square foot industrial building in Chandler, Arizona, tucked into a busy South Chandler industrial park at address 6885. Like most industrial buildings in the Valley, it had a spray polyurethane foam (SPF) roof system — and like most SPF roofs, the foam itself was fine. The elastomeric topcoat that protects the foam from Arizona's UV, on the other hand, was tapping out.
Our first drone flyover told the whole story. The roof was a pale, chalky yellow across the entire 15,000 square feet — the classic look of foam that has lost its topcoat and started to oxidize. Arizona's UV load is brutal on white elastomeric coatings. Somewhere between year 8 and year 12, even a well-installed topcoat starts to chalk off, thin out, and expose the polyurethane beneath. Once that happens, the foam itself starts absorbing UV and breaking down.
This is the point in a foam roof's life where you have exactly two options. Recoat now, while the foam substrate is still intact — or wait another 2 to 3 years, watch the foam break down past the point of restoration, and pay for a full tear-off and replacement instead. We prepped the existing surface, brought in fresh spray foam only where the substrate needed to be built up or repaired, and then locked in the whole system with 2 coats of AC100 premium white elastomeric. Once prep was complete, the actual application went quickly. Spray polyurethane foam and elastomeric coating both love Arizona's climate — as long as you avoid monsoon humidity spikes and mid-summer surface temps that get too hot for the coating to flash properly. We scheduled the work around the weather and kept a close eye on wet mils during application.
